Fire Island Beach House One of our members, Richard D’Addario, rents a beach house in the Fire Island Pines from May until October. Fire Island is a sand bar off the southern fork of Long Island facing the Atlantic Ocean. Though this beach house is not leased by or managed through Sundance, Mr. D'Addario does market shares directly to Sundancers, offering us “first dibs” on shares and individual weekends, and at prices considerably lower than the “market” rate. Check it out… the Beach House might be just the getaway for you! ~
331 Ozone Walk Fire Island Pines House Information
The house sits high on a dune overlooking the ocean. The views of the sea and sky are dramatic and the ocean breezes constant. A large common area sports two walls of windows. The look is open and spacious. The deluxe hot tub is very private and a new feature for our 2010 season. We are steps from the beach.
The house has five bedrooms, four baths on three levels: - the main level has an outdoor deck and contains the living room, dining room, kitchen, two bedrooms and a shared bath
Bedrooms have two twin beds. You can buy just one of those beds. We’ll find you a room mate. Rent both beds for the options of having the room to yourself or inviting a guest. For couples we put the beds together to make a king.
The house is fully appointed: stainless gas grill, music, Wi Fi, cable, beach chairs and umbrellas, towels and sheets, a full kitchen, etc. All you need to bring are clothes and toiletries.
House rules are simple: don't leave a trail behind you (towels, old socks, dirty dishes), be considerate of your housemates, treat the house with care. No pets, No drugs, No drama. The house and property are smoke free.
We're not a party house -- sane, intelligent and as often as possible, fun.
Your housemates are professionals. Age range is from 20s to 60s. There is a mix of singles and couples, but mostly singles.
Something is always going on in the house: two members might decide to walk to Sunken Forest, three others might decide that's too energetic and go to the beach, one might just relax in the sun on the deck. Low and high tea are house events. Some people are always doing something and some just like to lay back.
What’s a Quarter Share? The summer consists of 20 weeks which is divided into four cycles of five weeks each (Cycles A, B, C and D). Each cycle of five weeks is a quarter of the summer in a shared house. Bottom line: A quarter share gives you five weeks -- one week in May, June, July, August and September. Our week runs from Friday to Friday.
Each Cycle is sold as a block of five weeks. You can't just rent any five weeks. You have to pick a cycle that already contains the dates. That makes for the same ten people week to week. There is a cycle meeting before the season begins so members can meet each other, plan for the summer, and, especially, answer any questions that newbies to the house might have.
The 4th of July and Hiking weeks are sold individually.
The Utility and Sundries cost is $200 per quarter share and covers just about everything: maid service, utilities, telephone, cable, WiFi, towels, sheets, beach chairs and umbrellas, etc. Your only other cost is food.
Loose weeks come up from time to time – a cycle member has to go to a wedding in June for example. When that happens, I email everyone to sell the week.
Weekday Rentals: Cycle members are welcome to arrive on Friday and stay the entire week. But, should you leave before Friday, the bed goes back to the house. This allows us to rent beds by the day. Sundance members often come out to the beach for a day or two during the summer.
Getting here: Take the LIRR to Sayville where a shuttle bus takes you to the ferry dock. Board the ferry to the Pines. At the harbor, turn left onto Fire Island Blvd. Make a right onto Ozone Walk. The entrance to the house is on the right just before Ocean Walk.

The house is associated with Sundance – the LGBT outdoor activity club in NY. Sundance sponsors big trips (Gay Aspen Ski Week), small outings (an afternoon at the Museum of the Moving Image) and political action (AIDS Walk and Pride March). Because the club is all-volunteer, cost of membership is very low at $40/year.
Do I have to join Sundance? The Sundance policy allows for one stay as our guest. Beyond that, we ask you to join. But do yourself a favor, membership is a great investment for your social and vacation schedule.
Payments: Checks are made out to Richard D’Addario and can be mailed to: POB 5341, Fire Island Pines, NY 11782-0960.
The Hiking Weekend: At the end of September, we host a weekend in conjunction with PhilaVentures, the gay group from Philadelphia.
Guests are always welcome. Guests are charged $25 per day to use the house (shower, towels, beach chairs, etc.) Guests are also welcome to join us for dinner – also $25. You are responsible for their food expense. A friend hanging around with you during the day is not charged the $25.
Check-in / Check-out times: You can arrive on the first ferry on the day you arrive and leave on the last ferry on the day you leave. Of course, if you arrive at 7:30 am, someone may still be in your bed from the week before. But, just drop your bags and (quietly) head off to the beach.
Sometime during the day, the room will be made up. It's a similar situation on the day you leave. You can stay into the night. But, sometime during the day, gather your things and let me in to ready the room. You can stay to eat dinner, use the shower, change, etc. Sunday is the only exception with a 5:00pm check-in.
Food: We always have a communal dinner on Saturday. It’s the one time that the entire house is together. Some cycles also prepare Friday dinner, breakfasts and lunches. Everything depends on what each cycle wants and the one person who gets the ball rolling. Everybody pitches in. Dinner is usually around 9:00 pm between Tea and Sip & Twirl.
Accounting: Food expenses are evenly split. Hold onto your receipts. Accounting is completed on Sunday morning right after breakfast before anyone leaves for the ferry.
Weekday renters are expected to contribute to food. Everyone is expected to replace what you eat.
Who are we looking for? Basically, you have to be a good house mate which entails all the obvious: friendly, good spirited, happy to pull your own weight, considerate of your house mates. Some other things might include intelligence, wit, cooking ability (we like good cooks).
We're a group of regular folks who come out to Fire Island to enjoy the company of our house mates, to relax, to marvel at the incredible beauty of the island, to see old friends, to make new friends and maybe go out in the evening for a drink and a dance.
